Planning secured for a Highgate Cottage Orné

We've secured planning approval and listed building consent for the refurbishment, extension and environmental upgrade of a Grade II listed villa in the Highgate Conservation Area, one of London's last surviving examples of Cottage Orné.

The scheme brings conservation, spatial reorganisation and a full retrofit together as a single coordinated act. Inside, we reorganise the reception rooms into a dual-aspect drawing room, replace a steep and awkward staircase, and recover the original floor levels at lower ground. A new rear extension opens the house to its sloping garden, while breathable wood-fibre insulation, slimline double glazing and an air source heat pump cut operational carbon by 90% without altering the building's character.

Alongside the villa, a separate application brings forward a new garden annexe for guests, relatives and working from home. The two buildings come forward separately but present one strategy for the whole site.

Approval follows sustained pre-application dialogue with Haringey's conservation officers and a client willing to engage with the process seriously. Design development now continues towards construction.
